If you are renting to own a house, who is responsible for fixing any problems? The tenent or the landlord?

I am currently renting to own. My refrigerator went bad, on one end of my house, I have no power, and I am having a problem with the heating unit. I can't afford to fix all these problems. What can I do? I have to kids and I have to do something so we can stay warm during the winter and cool during the summer. I can not afford to move again and I am sure that the landlord knew about these problems before I moved in, but just didn't tell me. Please Help!!
