If I did not sign an apartment rental or lease can I move out anytime?

I moved into a home with a roommate without signing a lease or talking with the landlord. My roommate casually mentioned that I should give 90 days notice if I was going to leave. After 2 weeks I decided the place was not for me because I found out the home had a mold and wood rotting problem caused by a water leak a year prior. Can I move out with no obligation to pay rent for 90 days?
