How to make a landlord honor an option to buy provision in the lease (OH)?

My daughter is renting from a friend of the family. Lease was signed in Jan 2004. Rent was increased in july 2005, can this be done and do we have any legal action. Property is now up for sale, owner is to give renter first option to buy, has not happened. owner also put an over ride lock so she can enter while renter is at work, can they do this. Also, if property is sold, will the lease be honored until the end? The owner has put nothing in writing. She text my daughter to tell her she wanted to look at the property. She arrived with a real estate agent. My daughter is a single mother, she receives no help from the county at all, and no child support. We just want to know what rights she has and if its worth seeing an attorney. We live in Ohio
