: National Eminent Domain BlogKinder Morgan Initiates Process in the Mt. Vernon, Ohio News
By Alan Ackerman
The article discusses what Kinder Morgan plans to do in the near future. A pipeline which will traverse 34 miles and 187 parcels may have substantial impacts on both the ecology and on the individual property owners.
The assumption that Kinder Morgan can simply determine just compensation by an independent appraisal alone, with some "bonus" in its own mind for temporary disadvantages to the owners does not resolve all the issues. Will a company attempt to buy space from more than one pipeline? Will the company properly approach the siting so as to minimize damages to the businesses, farming operations and residents involved?
Finally, will there be protection for future entry by Kinder Morgan?
Permanent easements, according to the documentation, are typically 40 to 50 feet in width. Land space needed will double during the construction phase.
Landowners will be compensated monetarily for the easements.
"To be fair and consistent, Kinder Morgan will offer all landowners fair market value for their easement, derived from market valuations developed by independent appraisers. In addition to easement compensation, we compensate landowners for use of temporary construction space and the loss of marketable timber and/or crops in a fair and equitable manner," the document stated.
