Can the so-called proprety manager enter my duplex without permission?


The landlord of our rental property (duplex) lives in Kentucky. However, her sister is the "property manager" and she lives on the other side of the duplex. My husband and I just bought a house so we're getting out of our lease early. My landlord agreed that if we found someone to move in to the place by aug. 1 she would give us our deposit back and let us out of the lease. If not she would keep the deposit and charge us 1 months rent on top of it. We moved all of our stuff out and cleaned the place as I have been showing the place to potential renters. We have the place till the end of july. I showed someone the place recently and after leaving turned the air up so that it wouldn't cost us a fortune to air condition a place no one was living in. The "property manager" had entered our place without cause or permission while we were at the new place. She called to remind us that we stuff have stuff there. Well of course we do we are still renting it until the end of July. Anyways, we went by there on sunday and the air was turned way down to 65 degrees which is costing me money and I found cigarette butts and ashes in the kitchen and living room. This is unacceptable. She has no right to enter our apartment. I am trying to work out a deal with the landlord and just be done with all the drama. I told her to keep our deposit and we'll call it good. She has not given me an answer yet but under the circumstances do you think we are entitled to that. Can we sue her for trespassing?
