What names to use as grantor on a Quit Claim Deed?


The warranty deed is made out to John Jones and Mary Smith as grantees. When John signs his entire share to Mary, would the grantor be in both names or just John's? The warranty deed is made out to John Jones and Mary Smith as the grantees.

John is going to sign his share of the house entirely to Mary. On the Quit Claim deed, would the grantor be the way the Warranty Deed reads (John and Mary), or would the grantor only be John since John is the only one who is granting his share. It's confusing because I tend to think the Quit Claim Deed should be the way the warrnanty deed reads and then the verbage stays exact as the deed is transferred, but then I think Mary would be deeded it to herself being the grantor and the grantee. What is the best way to make out the Quit Claim Deed.
